Escape to Golf Real Estate in Pradera
By ColoradoPropertySearch.com

The Club at Pradera, with its spectacular golf course and magnificent clubhouse, sits at the center of a beautiful 1,500-acre residential community called Pradera (Spanish for prairie).  Ensconced in the beautiful rolling hills of southern Parker, Colorado real estate are Pradera’s spacious homes on generous-sized lots.  In addition to the beautiful Pradera homes for sale, there are outstanding views of the Colorado Front Range across miles of indigenous vegetation, open space and trails—accented with superb community amenities.  But listen to the residents talking and you’ll hear tones of “neighborliness,” “friendly,” and a unique sense of “belonging.”

Pradera sports an elegant rural atmosphere in the lower foothills of the Colorado Rocky Mountains, south of Denver real estate.  But, it is located just minutes from every convenience, including the real estate in the Douglas County Seat of Castle Rock, The Pinery community, and historic downtown Parker. The wonderful location provides easy access to I-25 and the E-470 Tollway, placing residents within minutes of the south metro area’s major business and retail centers, including the Denver Tech Center and Park Meadows Mall, the shopping centers off of Parker Road and Founders Parkway, and the Castle Rock Outlet Mall.  Nearby dining options range from fast food to casual family restaurants to fine gourmet, but many residents prefer dining at the clubhouse.

Designed by golf-course architect Jim Engh, The Club course promises an experience unlike any other.  It has a challenging combination Irish pot bunkers and wispy native roughs along with modern features like cattails and wetland ponds.  Even regular weekly patrons get their share of surprises!  The Club members enjoy unlimited play on the semi-private, 18-hole championship golf course as well as the use of the gorgeous 26,800-square-foot clubhouse, the fine restaurant, a fitness center, the well-stocked pro shop, and excellent practice facilities.  Homeowners receive priority membership to the Club as well as access to the Continental neighborhood’s outdoor swimming pool.  A neighborhood park and miles of meandering pedestrian trails, and the unspoken tradition of waving at neighbors—all add to that sense of belonging.

Children living in the community attend schools in the highly acclaimed county school system, which provides low student-teacher ratios.  The area schools consistently test well above state and national averages on college sub-tests.

The community’s homebuilders have been carefully selected based on reputation, quality, superior service, and customer satisfaction.  Blending Colorado architecture with the lush prairies and natural topography of the foothills, there are three distinctive home collections being offered to homebuyers:  the Custom Collection, the Craftsman Collection, and the Continental Collection.

     · The Custom Collection homes are built on 1-3 acres around golf course frontage and impressive views.  Prices begin in the $800,000s.  Owners have the opportunity to design and build a personalized and spacious custom home in a golf course community on a generous-sized lot that mingles with the openness of manicured golf greens.

     · The Craftsman Collection home sites are ½ to 1½ acre, with golf-course frontage and views.  Buyers have numerous opportunities to add customized touches to attractive models and floor plans.  Prices start in the $600,000s.  Joyce Homes, Renaissance Homes, and Forest Glen, Inc. have been selected as the builders for the Craftsman Collection.

     · The Continental Collection homes begin in the $400,000 range and still offer substantial ¼ to ½ acre home sites.  D.R. Horton is the exclusive builder of this collection is creating a classy neighborhood style near the outdoor pool.

So you see that the vision for Pradera is as much about what is preserved, as is what is developed. With less than half of Pradera's 1500 acres becoming home sites, open space remains at the heart.   And in 15 minutes, there are national forests and parks.  You can be hiking in Castlewood Canyon State Park, running or inline skating on the Cherry Creek Trail, or catching yourself a Colorado trout.  Within a little over an hour, you can be riding the Breckenridge gondola to the top of Peak 8!

Directions to the community: From I-25 and Founders Parkway in Castle Rock, take Founders Parkway 1.5 miles east to Crowfoot Valley Road. Turn left and go 3.4 miles northeast to the entrance of Pradera. Turn right on Pradera Parkway, go east to 1.4 miles, turn right on Bayou Gulch. Take the next right and the entrance to the club will be on your right.
