Commom Colorado Real Estate Questions Answered
By Steven Beam Colorado Real Estate Broker

Q: What are real estate recording fees?

A: Recording fees are charged by the County Clerk to record the deed of trust (the mortgage) and the title deed (transfers title from the seller to the buyer).  The fee is $6 for the first piece of paper and $5 for every additional piece of paper.  A good estimate for a typical real estate transaction is $150.

Q: What is a CLUE Report?

A: A CLUE report is usually provided by an insurance company or a company like Choice Point (for a fee) that gathers and maintains insurance records from many different insurance companies. CLUE reports tell you the claims history on a property. If there have been excessive claims on a property by the previous owner it may end up costing you higher insurance rates if you purchase that property. Steven Beam provides FREE CLUE reports for all properties purchased by his buyers.
